Home Design
We offer three levels of home design service: · Basic Builder’s Package – The basic set of drawings required to attain a building permit and construct your home. Final details and material selections will be determined with your builder. This program is recommended for home builders or clients familiar with the home design/build process. It is also ideal for speculative projects. The following drawings are included in this package:
· Floor plans
· Roof plan
· Four exterior elevations
· Schematic building and wall sections
· Electrical plan
· Foundation plan
· Floor and roof framing plans
· Construction details sheet
· Plot plan
· Detailed Design Package - A more complete set of drawings detailing features desired by client. This level of service includes everything in the Basic Builder’s Package, plus:
· Additional exterior elevations of surfaces not visible in the original four elevations
· Interior elevations of all major spaces
· Detailed building and wall sections as required to convey design requirements
· Door and window schedules specifying manufacturers and styles
· Specific construction details such as eave details to better clarify style and appearance to the builder
· Complete Design Service - This program is recommended for the discerning client who wishes for the highest level of detail. Everything in the Detailed Design Package is included plus:
· Detail drawings of specific design elements such as fireplace mantles, built-ins, and unique details
· Room finish schedule to specify trim and finish materials in each room
· Reflected ceiling plans to specify ceiling design elements
· Masonry fireplace and chimney details
Construction Administration
We can continue to assist you after the production of construction drawings.
Additional services include:
· Helping you select the ideal builder for your home.
· Providing on-site visits throughout construction and act as your representative to answer contractor questions and resolve on-site issues.
